A stain on the ceiling usually starts somewhere else entirely. We trace it to the actual entry point instead of caulking the nearest suspicious thing.

  • Emergency tarping

What goes into a new roof

Eight layers, and each one has a job.

A roof is more than shingles. This is what goes on, from the frame up, when a roof is replaced properly — and what to look for, line by line, in any written quote you get.

12345678
  1. Ridge vent — exhaust at the peak, matched to intake at the eaves so the attic can breathe.
  2. Architectural shingles — nailed to the shingle maker's printed pattern, which can ask for more nails than the code minimum.
  3. Starter strip — the sealed first course at the eaves, so wind cannot get under the edge.
  4. Synthetic underlayment — the second line of defense if water ever gets past a shingle.
  5. Ice-and-water shield — self-sealing membrane at the eaves and valleys, where water gets in first.
  6. Drip edge — metal along the edge that steers water into the gutter, not behind it.
  7. Roof deck — walked board by board; soft or rotten sheathing is replaced first.
  8. Rafters — the frame the whole roof sits on.

Storm & hail damage

Around here, the weather is the whole business.

The storms that matter most to a roof here come off the ocean. The National Weather Service counts 17 tropical cyclones that made landfall in Charleston County between 1851 and 2018, and Hurricane Hugo came ashore at Sullivan's Island in September 1989 as a Category 4, with a 108 mph gust measured downtown. Building departments across the three counties now publish design wind speeds of 133 to 150 mph for a house, depending on where it stands.

How a claim actually goes

  1. We inspect first. If there is no real damage we tell you so, and you have not filed a claim you did not need.
  2. You call it in. It stays your claim and your policy. We never file on your behalf.
  3. We document the damage. Every slope photographed and a written, line-item scope, yours to send your insurer.
  4. You compare the estimate. Our scope sits beside your insurer's estimate, so you can see for yourself whether anything is missing. You take them up with your insurer: South Carolina law does not let a roofer represent you or negotiate your roof claim (S.C. Code 40-59-25).
  5. We build it. You pay your deductible. Nothing else, and no one here is going to offer to eat it for you.

How it works

Simple, and mostly out of your way.

Four steps, and you know what is happening at each one. No surprise change orders, no crew that vanishes for a week with your deck open.

  1. 1

    The inspection

We get on the roof, photograph every slope and penetration, and send you the whole set — yours to keep, hire us or not.

  2. 2

    The scope and the price

One line-itemed proposal with the materials named by brand and product. One number, and it is the number.

  3. 3

    The install

One dedicated crew start to finish. Landscaping tarped, site tidied daily, magnet run over the yard before we pull out.

  4. 4

    After we leave

Warranty registered with the manufacturer, finished photos sent, and a phone number that still gets answered in year six.

Credentials

What the law asks of a roofer here.

South Carolina requires a residential roofer to be registered with the state's Residential Builders Commission for any job over $500. We carry what each jurisdiction we work in requires.

Service areas

All three counties, town by town.

Every place below has its own page: who issues the roofing permit, what that office asks for and its own number. South Carolina enforces one residential code statewide, so the permit office is what changes from one town to the next.
